Home Plumbing Maintenance Guide

Many homeowners only think about their plumbing when something goes wrong, but at this point the damage is done. Staying on top of home plumbing maintenance doesn’t have to be difficult or time-consuming. By undertaking the right habits, you can avoid common plumbing problems before they develop into expensive emergencies.

At GK Plumbing, we have over 30 years of experience supporting homeowners to keep their plumbing in great shape. This home plumbing maintenance guide covers exactly what we tell our customers.

What Are The Most Common Plumbing Problems at Home?

Usually, common plumbing problems don’t appear overnight, they gradually develop. Catching them early turns what could’ve been an expensive repair into a quick fix.

Some of the issues we are most often are:

  • Dripping taps – usually caused by a worn washer or O-ring inside the tap mechanism. Can seem minor, but even a slow drip can waste thousands of litres of water a year, adding to your water bill.
  • Slow or blocked drains – the result of gradual build-up of hair, soap scum, grease or food debris accumulating  over weeks or even months. A slow drain is a common warning sign. If you don’t treat this you can cause pressure build up and pipe damage in the future.
  • Running toilets – often caused by a faulty fill valve. This is one of the most wasteful plumbing problems and can waste hundreds of litres of water per day. As the noise is so faint, it often goes unnoticed. Top Tip: Add a few drops of food colouring to the cistern, if the colour appears in the bowl without flushing, there is a leak.
  • Leaking pipes – main causes include corrosion in older pipework or high water pressure causing stress to joints and seals. Pipes are usually hidden under floors in walls meaning that by time the issue is visible, the damage is done. Look out for water staining on ceilings or walls or musty smells.

How Can You Keep Your Pipes in Good Condition?

Regular water pipe maintenance isn’t about big jobs, it’s about small, consistent habits that protect your pipework over time.

Begin with the basics: regular wall and ceiling checks for damp spots, insulate exposed pipes in unheated spaces and be mindful of what goes down your drains. Never put fats or grease down your sink and wipes or non-biodegradable items should never be flushed.

Keep your eye on your water pressure. High or low pressure causes stress on pipes, joints and seals over time. A simple pressure gauge check is quick and can flag issues before they become serious.

These small habits really make the difference.

What Should Be on Your Home Plumbing Inspection Checklist?

Basic plumbing inspection doesn’t take long but doing it every three to six months can catch issues before they worsen. Here’s what to check:

  • Under-sink cabinets for damp or staining
  • Toilets cisterns for silent leaks
  • Taps and showerheads for drips
  • Visible pipe joints for rust or green staining
  • Outdoor taps for frost damage

A common thing homeowners overlook is knowing where their main water shut-off valve is, often under the kitchen sink or where the mains pipe enters the home. Cutting the water quickly in a plumbing emergency can save you thousands in water damage.

Does Seasonal Maintenance Make a Difference to Your Plumbing?

Absolutely. Plumbing needs vary with seasons so adjusting your home plumbing maintenance in line with this can avoid preventable problems.

In winter you should ensure that exposed pipes are insulated. When temperatures drop, pipes can burst meaning insulation can prevent expensive damage. During a hard freeze letting taps slowly drip on external walls will keep water moving through the pipe, reducing the risk of a freeze. Also, ahead of winter ensure your boiler is serviced and functioning

In spring, check your outdoor taps and hoses as frost can cause cracks to the internal mechanism. Look at gutters and drains and clear any debris build up from winter. Also, undertake a general post-winter check looking for any staining, rust or joint movement.

When Should You Call a Professional Plumber?

Some plumbing issues are DIY-friendly but sometimes a professional is necessary. If you are experiencing persistent or unexplained leaks, water discolouration, sudden drop in pressure across the home, recurring blockages or need any work on gas or main supplies, call in a professional.
